How we helped Kim buy a home by being able to accommodate her schedule

"When I found the house, Greg was able to go do a video walk through for me since I was out of state. I flew in, made an offer, and everything was super easy. They were accommodating to my schedule since I was out of state and were able to help me get a timely offer in. They were just super helpful!"

How we helped Barbara buy a home by always responding to her questions

"I worked with Nathan Luginbill and he was very instrumental in finding us our new home, which we’re moving into tomorrow! Their closing coordinator was also extremely helpful. For me being from out of state, there were some things that were done a little differently than they were in New Jersey. If I had a question, she responded immediately and if she didn’t know the answer she would still respond to me and then find out the answer. She was absolutely awesome through the entire process and I don’t think everything would have went as well without her!"

It was great to see you!

Fall is finally in full swing and it's our favorite time of year here in Greenville. Today, we take a look at some recent trends and discuss what we expect to see in the future.
Active home listings have increased since this time last year. In fact, inventory is up 6%, with 5,900 single-family homes, town homes, and condos currently available.
The average days on market has fallen to 88, from an average of 93 days a year ago. Homes are selling a little faster now than last year, and a whole lot faster than they were in 2011, when homes sat on the market for an average of 115 days.
The average sales price has increased 5%, from $186,293 to $194,800. Additionally, the number of homes sold is up 3% since last year.
What does all of this mean? Well, it means we have a healthy, balanced market here in Greenville. Homes are selling at higher prices and there are still many buyers out there looking. In short, there are many opportunities in our market for buyers and sellers alike.
As always, if you would like help navigating the market, or have any real estate questions, give us a call. We hope to see you soon!

Today, our buyer specialist, Rob Warfield, breaks down what we're seeing in the Greenville real estate market coming into the fall months.

Stability and Balance
The market is currently balanced, at about 5.5 months of inventory. This means if homes stopped being listed, we would have about 5.5 months before all the inventory was sold off.

Location is Key
It's important to note that market conditions vary by location. In some areas, we've seen many multiple offer situations. In fact, one home in that area had 12 offers! On the other hand, there are areas where homes have sat on the market for quite some time.

The best place to start if you're looking to buy or sell a Greenville home is to give us call or shoot us an email. We're always available to meet with you and see if the fall is a great time to make your move.

Looking for your dream home in Greenville? You can contact Rob directly at (864) 404-9606 or email at Rob@MyGreenvilleHome.com.

So, if you've been thinking about selling your home but were unsure of the right time, there is no better opportunity than now. If you have any questions or are interested in buying or selling your Greenville home, don't hesitate to give me a call. We would love to hear from you.

Our Team Works to Meet Your Needs

Today we're explaining how the Hamilton & Co. Team works to bring you the best service possible in Greenville and Upstate South Carolina.

We found several years ago that the real estate industry was changing and we needed to keep up with the changing pace of the field. Since then we've divided our agents into teams of specialists, allowing each team member to focus on their respective areas of expertise. We have a team of buyer specialists and a Seller Services Team that focuses exclusively on marketing and selling properties.

Our Seller Services Team is divided into listing specialists who come out to your property and make sure it is ready to show, and market your home to as many buyers as possible. Our listing coordinator ensures that everything is in order, such as the staging, professional photos, appraisals, etc. We put a lot of care into a property before we put the 'for sale' sign in the yard.

Essentially we have structured our team as a squad of specialists who all have your best interests in mind. This is part of the reason we are so successful, and part of the reason that we sold 200 homes in Greenville and Upstate South Carolina last year.

We realize how that a home purchase is a very important investment. In all likelihood, this will be the single largest financial investment you take part in.

Thanks for watching, and don't hesitate to call us if you're looking for real estate in Greenville or Upstate South Carolina. Our team will listen to your needs and do everything possible to satisfy you.

We look forward to speaking with you.

Are You Getting the Most Accurate and Updated Information From Zillow and Trulia?

Should You Trust Zillow and Trulia?

A lot of my real estate clients in Greenville use online real estate websites like Zillow and Trulia, and while these websites are great places to begin your home search, they are not the answer.

As you will see, they are often wildly inaccurate with home values, and their listings are not updated very often. These websites do not have access to the multiple listing service, so they use algorithms that can be as close as 10% and off by as much as 50%.

We often find that a client wants to view a home that they found on Zillow, and unfortunately, we have to tell them that it is no longer available for purchase.

If you really want to know what your property is worth, the best thing that you can do is to get an appraisal. As agents we can give you a close estimate, but you should really refer to a professional appraiser.

Also, if you want an updated list of homes, please be sure to talk to your local real estate agent.
They have access to the MLS and can give you accurate and updated information on which properties are available for purchase.

There is nothing wrong with using Zillow or Trulia, but you should not rely on those websites for accurate information. It's a good starting point, but if you're serious about buying in Greenville or Upstate South Carolina, then come and talk to us.

You can contact us via phone or email and we would be more than happy to help you find your dream home.

Your First Home Offer Is Usually Your Best

Your First Offer Is Usually Your Best

When you sell your Greenville home with our team of professionals, we want to make sure that when your home hits the market it will make a big splash. We want buyers to be so impressed with your property that they compete with each other and drive up your sale price. Our goal is to market your home to as many buyers as possible.

Occasionally we will get a buyer who receives an offer within the first few days of their home being listed. They come to us and ask whether they should wait for another one or take the one that has been given to them.

I cannot guarantee this, but it is very likely that your first offer will be your best offer. It's very important that you consider this offer and not wait for more to come in. I have story after story I could tell you about former clients that regretted not taking that first offer.

All of our front end tactics are aimed to get you an offer quickly, so please take it seriously because it could be the best one that you receive. Our team will work to negotiate the best deal possible for you.

As always, if you need any help buying or selling real estate in Greenville or Upstate South Carolina, feel free to contact us and we would be very glad to help you.

Real Estate Market Update for Greenville in Spring 2014
We're seeing a lot of activity with new buyers in Greenville as well as move-up buyers.

In certain price points (125K-175K), almost as quickly as we're putting these homes on the market they are selling. Also, if they're priced right and staged correctly they are seeing multiple offers. It's a great time to be selling within this price range.

Interest rates are still very competitive,
and if you're thinking of selling then this is a built-in way to attract more buyers to your property. Call our Seller Services Hotline at (864) 527-7669 to set up a consultation. Our listing specialist will come out to your home and give you a good idea of what the market will bear for your property and how to get your home ready to sell for that price.

We also need inventory in Greenville, especially on the east side and north main area. Buyers are ready to make offers.

This is a great market to take advantage of, and you have to be sure to strike when the iron is hot because we don't know what might be happening in the summer and fall.

As always, please feel free to reach out to me and my team about any of your real estate concerns, or call us with any questions you might have. We're always here to help you!

4 Reasons Why You Should Pay Cash for Your Next Greenville Home

I wanted to share with you an interesting article I found the other day from Realty Trac. This site tracks trends within the real estate market all over the country.

Recently they published an article that reported 42% of homes sold last year were bought with cash offers. That's nationwide. In South Carolina, 50% of the homes sold were with cash offers. As a buyer you might be wondering how this affects you.

If you have the ability to pay with cash, do it. Why?
1. It makes your offer much stronger in the eyes of a seller.
2. You don't have to jump through hoops to get a loan.
3. You can avoid the tens of thousands of dollars in interest.
4. You can close quicker.

What does this mean if you're a seller? Half of your buyers' pool are cash. That means you can get started sooner and closing is often quicker because you don't have to wait for the lender and their processes.

If you're thinking about buying or selling, give me a call today at 864.527.7685 Let's find out what's best for you and your next real estate move.
