Using a Specialized Team Makes for a Better Home Buying or Selling Experience in Greenville
Are You Getting the Most Accurate and Updated Information From Zillow and Trulia?
A lot of my real estate clients in Greenville use online real estate websites like Zillow and Trulia, and while these websites are great places to begin your home search, they are not the answer.
As you will see, they are often wildly inaccurate with home values, and their listings are not updated very often. These websites do not have access to the multiple listing service, so they use algorithms that can be as close as 10% and off by as much as 50%.
We often find that a client wants to view a home that they found on Zillow, and unfortunately, we have to tell them that it is no longer available for purchase.
If you really want to know what your property is worth, the best thing that you can do is to get an appraisal. As agents we can give you a close estimate, but you should really refer to a professional appraiser.
Also, if you want an updated list of homes, please be sure to talk to your local real estate agent. They have access to the MLS and can give you accurate and updated information on which properties are available for purchase.
There is nothing wrong with using Zillow or Trulia, but you should not rely on those websites for accurate information. It's a good starting point, but if you're serious about buying in Greenville or Upstate South Carolina, then come and talk to us.

Real Estate Market Update for Greenville in Spring 2014
We're seeing a lot of activity with new buyers in Greenville as well as move-up buyers.
In certain price points (125K-175K), almost as quickly as we're putting these homes on the market they are selling. Also, if they're priced right and staged correctly they are seeing multiple offers. It's a great time to be selling within this price range.

I wanted to share with you an interesting article I found the other day from Realty Trac. This site tracks trends within the real estate market all over the country.
Recently they published an article that reported 42% of homes sold last year were bought with cash offers. That's nationwide. In South Carolina, 50% of the homes sold were with cash offers. As a buyer you might be wondering how this affects you.
If you have the ability to pay with cash, do it. Why?
2. You don't have to jump through hoops to get a loan.
3. You can avoid the tens of thousands of dollars in interest.
4. You can close quicker.
What does this mean if you're a seller? Half of your buyers' pool are cash. That means you can get started sooner and closing is often quicker because you don't have to wait for the lender and their processes.

Welcome back! The New Year is here and 2013 was one of the best we’ve seen in the real estate market in awhile. Inventory was stable with about 5,500 homes on the market consistently.
So what do we see happening in 2014? Prices are continuing to increase. Our average sales price is $186,000.
